General Community Information

What types of apartments do you offer (studio, 1, 2, 3-bedroom)?
At Perch, you can choose from studio, 1-, and 2-bedroom floorplans.

What lease terms are available?
Perch offers 12- to 18-month lease terms, or you may reach out to the team to see if shorter lease lengths are available.

Is the community pet-friendly?
Yes! Perch is a pet-friendly community featuring a large, fenced-in dog park. Breed restrictions may apply-please reach out to our team for more information.

What amenities are included?
Enjoy our clubhouse with coworking lounge space and conference rooms, resort style pool and outdoor kitchen, 24-hour fitness center, fenced-in dog park, EV charging stations, and garage and carport parking. Be sure to check out Golden Hour, our chef-driven coffee & wine bar featured on site!

Are the apartments furnished or unfurnished?
Our apartment homes come unfurnished, but we can refer you to one of our furniture rental partners!

Is renter's insurance required?
Yes, renter's insurance is required. Contact our leasing team with any questions.


Leasing Process

How do I apply for an apartment?
The application process is all online! Find the home you like on our “Floorplans” tab and simply click “Lease Now”! Please reach out to one of our Leasing Professionals for any assistance.

How long does the application process take?
Once you apply, we use third-party systems to complete credit, background, and income screenings. Once the application is completed, the approval process typically takes between 1-72 hours.

Can I apply online?
Yes! All of our applications are done online.


Location

Where is the community located?
Perch is located in South Austin on the historic Menchaca Rd. Just minutes from the South Austin Beer District (Moontower Saloon, Armadillo Den, and more), a short drive to Downtown Austin, and quick and easy access to several of Austin’s major roads and highways, everything is within reach at Perch.

What schools are nearby?
In Austin ISD, we are within 2 miles of Cunningham Elementary, Covington Middle, and Crockett Early College High School.

How close are you to major employers, shopping, or entertainment?
Perch is 3 miles from St. David’s South Austin Medical Center, a close distance to grocery stores (Sprouts), and a 5-10 minute drive to several bars, restaurants, and shopping centers (Southpark Meadows).

Is public transportation accessible?
Perch is just a short distance of a pickup spot for the 3 bus line in the Cap Metro.


Parking & Transportation

Is parking included?
We allow one registered vehicle in our community per lease holder at no cost.

Are there assigned or reserved parking spaces?
The only assigned spaces are our detached garages and carports.

Is guest parking available?
Guest parking is available! All guests must register online and only park in the designated guest spaces.

Do you offer garages or covered parking?
We do offer garages and covered parking! Reach out to the team to check availability.


Maintenance & Support

How do I submit a maintenance request?
Maintenance requests can be submitted through your Resident Portal or by calling the office.

Is emergency maintenance available?
24-hour emergency maintenance is available.

How quickly are maintenance issues resolved?
Our standard for resolving maintenance issues is 48 hours or sooner. If it will take longer due to awaiting a part or bringing in a third-party vendor, this will be communicated to the resident.


Security

What security features does the community offer? 
The community features an entry gate, cameras in most amenity areas, and controlled access to select buildings.

Is there controlled access or gated entry?
Controlled access is limited to select buildings. There is gated entry.

Are there security cameras on-site?
There are cameras on-site in most amenity areas.


Move-In & Living

What is the move-in process like?
We want to make moving in as seamless as possible for you! Prior to moving in, all you have to do is set up your electric account and renter’s insurance and pay your rent. We have Wi-Fi pre-installed in your home for you and provide the password for you at move-in. Moving trucks are allowed on site during the day, and we have moving bins and elevator access available in select buildings.

Can I transfer units within the community?
Unit transfers must be approved by management. Fees and restrictions may apply.

What is your policy on lease renewals?
We will send you your renewal offer between 75-90 days from when your lease is over. You also have the option to go month-to-month at a higher rate. If you will not be renewing, we do require a 60-day notice.


Technology & Convenience

Is high-speed internet available?
High-speed internet is pre-installed in all homes!

Do you offer online rent payments and resident portals?
Rent payments will be made online through the resident portal unless otherwise specified.


Lifestyle & Community

Do you host resident events?
We host tons of exciting resident events for you to get to know our team and your neighbors! From quick events such as grab-and-go’s in the office, to pool parties and movie nights, and Happy Hours at Golden Hour, we do it all! 

Are there shared spaces like lounges, coworking areas, or fitness centers?
Our clubhouse has shared coworking and hang-out space, our resort style pool has tons of lounge seating, and our fitness center is open 24/7.
